A Delaware Statutory Trust (DST) is a legally recognized trust that is set up for the purpose of business, but not necessarily limited to real estate investment. The DST structure allows for fractional ownership of large, investment-grade real estate assets, offering individual investors the opportunity to earn a share of the income and appreciation of the properties. The life cycle of a DST is 6-10 years, at which time one can re-invest in another DST or buy real property. To invest in these one has to be an accredited investor.
An UPREIT, or Umbrella Partnership Real Estate Investment Trust, is a form of real estate investment where the owners of a real estate property contribute their property to a partnership in exchange for units in the partnership. The partnership then leases the property back to the original owners in exchange for rent.
Benefits include tax deferral, liquidity and diversification and continued operational control, as well as access to lower cost capital for acquisitions and development.
Qualified Opportunity Zones (QOZs) are economically-distressed communities to encourage new investments. The aim is to spur economic development and job creation in these areas by offering investors significant tax benefits, such as deferral of federal taxes on capital gains, reduced tax payments on those deferred gains after a holding period, and potential elimination of taxes on gains accrued from investments held within the zone for at least 10 years.
